Best Areas and Streets to Live in Cramlington
A neighbourhood-by-neighbourhood guide to living in Cramlington: the conservation-area old village, the new-town estates, Northburn and Parkside, East Cramlington and the new South West Sector, with house prices, schools, parks and transport.
Cramlington is a planned new town built around an old pit village, so choosing where to live here is less about one "best street" and more about which estate suits you. The estates were laid out from the 1960s onwards, each with its own closes and cul-de-sacs, local green space and, in most cases, a primary school within walking distance. The town is also crossed by traffic-free footpaths and cycleways, which makes most estates easy to walk or cycle out of.
This guide describes the main areas factually. It does not rank neighbourhoods against each other, because the right choice depends on what you need: a short walk to the station, a particular school, a bigger garden or a new-build. For a wider introduction to the town, start with our guide to moving to Cramlington.
House prices at a glance
According to Rightmove, using HM Land Registry sales data up to 28 August 2026 (checked in November 2026), the average price paid for a home in Cramlington over the previous year was £207,928. By property type:
| Property type | Average price paid |
|---|---|
| Detached | £336,823 |
| Semi-detached | £175,929 |
| Terraced | £158,449 |
These are town-wide averages and individual streets vary a lot, especially between older terraces, 1970s and 1980s estate homes and recent new-builds. Check recent sold prices for a specific street on the HM Land Registry or Rightmove sold-price search, and see our estate agents guide for local agents.
Cramlington Village: the old village
The original village is the heart of the town's history. The Cramlington Village Conservation Area was designated by Northumberland's planning authority in November 1975 and protects the old village green and the buildings around it, including St Nicholas' Church, completed in 1868, and the Grade II listed Blagdon Arms.
Homes here are a mix of older stone and brick cottages and terraces close to the green, with later houses around them. Conservation area status means extra planning controls on things like demolition and changes to the street scene, which is worth knowing before you buy a property you plan to extend. The village has three pubs within a few hundred metres of each other, including the Plough, and Cramlington station is under a kilometre away. Coronation Park, the Town Council's newest green space, is off Cumbrian Road nearby.
The new-town estates
Most of Cramlington's homes are on estates built from the 1960s to the 1990s, each with its own name. Among them are Beaconhill, Collingwood, Eastfield, Mayfield, Shankhouse, Southfield, Whitelea, Parkside (built in the 1970s), Westwood (early 1980s) and Northburn (late 1980s and 1990s). Typical housing is a mix of terraces, semis, detached houses and bungalows arranged off a main distributor road, with footpaths linking to the town centre.
- Beaconhill has Beaconhill Primary School on Langdale Drive and the Beaconhill Community Centre, run by a local charity.
- Parkside has Shanklea Primary School on Nairn Road.
- Whitelea has Hareside Primary School on Whitelea Glade.
- Eastfield has Cramlington Village Primary School on Bowmont Drive in Eastfield Lea, which also has a nursery.
- Other primaries serving the estates include Cragside CofE Primary on Westloch Road, and Burnside Primary and Ss Peter and Paul's Catholic Primary, both on Northumbrian Road.
The estates closest to the town centre put Manor Walks, the Hub on Forum Way and the Dudley Lane bus stops within walking distance. Alexandra Park, the town park just off Dudley Lane, has the Activity Zone playground, sports pitches and an enclosed dog park.
Northburn
Northburn is one of the later estates, built in the late 1980s and 1990s. It has two primary schools, Northburn Primary on Horton Drive and Eastlea Primary on Skipton Close in Northburn Lea. Horton Park has a Town Council playground and, since August 2026, the enclosed Northburn Doggy Park.
Klondyke
Klondyke, near High Pit Road, is one of the oldest parts of the town, with terraced streets dating from around 1900, a contrast with the closes and cul-de-sacs of the later estates.
East Cramlington and East Hartford
East Cramlington lies east of the A189 on the road to Seaton Delaval, with a mix of older housing and newer developments. It is close to East Cramlington Pond, a small Northumberland Wildlife Trust reserve, and to Seaton Delaval station, which reopened in December 2024 on the Northumberland Line and gives a direct route to Newcastle.
East Hartford, a former colliery village just north of the town, has the East Hartford Community Centre on Scott Street and a new playground that opened nearby in August 2026. It is handy for Plessey Woods Country Park.
The South West Sector and new-builds
The biggest recent growth is the South West Sector, a planned extension first allocated for housing in 1999. The outline scheme covered up to 1,600 homes, built in phases by housebuilders including Persimmon and Bellway at developments such as Arcot and Hartford Edge. It is the area to look at if you want a new-build.
When buying new, ask the developer about road adoption, any estate management charges for open space, and the timetable for promised community facilities, and check the council's planning register for what is approved nearby. Our moving to Cramlington guide has more detail on the scheme.
Best for:
Annitsford, on the southern edge of Cramlington, is in North Tyneside rather than Northumberland. Check which council covers an address before you buy or rent, because it affects council tax, bin collections and school admissions.
Schools and catchments
Every estate has a primary school within reach, and Cramlington Learning Village on Highburn is the town's large secondary school. School places are allocated through Northumberland County Council's admissions process, and living on a particular estate does not guarantee a place at the nearest school. Check the council's admissions criteria for the year you need, and see our guide to schools in Cramlington for Ofsted ratings and details.
Getting around
Cramlington station, on Station Road, has Northern trains roughly once an hour to Newcastle and Morpeth. The main bus stops are at Dudley Lane Shops in the town centre, with the X8, X9, X10 and X11 running to Newcastle. The town was laid out with a network of footpaths and cycleways separated from the roads, often using underpasses, so most estates are linked to the centre on foot or by bike. Our guide to getting around Cramlington without a car has routes and fares.
Green space
Wherever you live in Cramlington, green space is close by. Alexandra Park is the town park, Valley Park off Welbury Way has accessible paths, and Coronation Park and Horton Park serve the village and Northburn. On the edge of town are Northumberlandia and Plessey Woods. See our parks and green spaces guide and playgrounds guide for more.
