Cramlington.live·

Extensions and garage conversions are the most common building jobs on Cramlington's estates. Many of the town's homes were built as family houses from the 1960s onwards, and they often have room at the side or rear to grow. Insurance repairs after a leak, flood or storm are another reason people go looking for a builder.

Below are three building firms that work in Cramlington, and they do quite different kinds of work. Two have units at Atley Business Park on the North Nelson Industrial Estate. The third is based in Morpeth and has a page on its website for Cramlington customers. We checked each firm's website and its Companies House or trade body record in November 2026.

Datim Building Contractors

Datim Building Contractors has been based at Unit 8, Atley Business Park since it was founded in 2007. It is a member of the Federation of Master Builders (FMB) and holds Constructionline, CHAS and SafeContractor accreditation, which are the health, safety and vetting schemes that larger clients ask for.

Datim is best known for work on old and listed buildings, including projects at Lindisfarne Castle, and it won a Constructing Excellence North East award for preservation work in 2018. It also takes on residential refurbishments, barn and building conversions, new builds and commercial work, and offers design and build. Call 01670 730730.

Best for: larger or more technical projects, older properties and anything that involves a listed building.

Henderson's Building Contractors

Henderson's Building Contractors is a family-run firm at Unit 14, Atley Business Park. It has traded as a limited company since 2008, draws on more than 40 years of family experience in the trade, and is listed with the FMB.

Its speciality is insurance repair work. It puts homes and businesses right after flooding, escape of water or oil, fire, vehicle impact, subsidence and storm damage, and works alongside insurers and loss adjusters. It also does general building and main contracting. Call 01670 707853.

Best for: putting things right after an insurance claim, where the builder needs to work with your insurer.

BSNE

BSNE, short for Building Solutions North East, is a building firm with an office on Oldgate in Morpeth. It works across south east Northumberland and has a dedicated page for Cramlington. The company was registered at Companies House in 2025, so it is a newer business than the other two.

It handles the typical home improvement projects: single and two-storey extensions, garage conversions, renovations, kitchens and bathrooms, along with whole-house builds and some commercial work. It says it is fully insured and gives a five-year guarantee. Call 01670 505777.

Best for: a straightforward extension or garage conversion on a family home.

How to choose a builder in Cramlington

  • Check planning first. Many single-storey rear extensions fall under permitted development, but not all do, and some newer estates have conditions that remove those rights. Planning in Cramlington is decided by Northumberland County Council. If you are unsure, apply for a lawful development certificate.
  • Building Regulations are separate. Almost every extension or conversion needs Building Regulations approval, even if it does not need planning permission. Your builder or designer can apply to the council's building control team or use a registered private inspector, and you should receive a completion certificate at the end.
  • Party walls. If you are building on or near a shared wall with a semi-detached or terraced neighbour, the Party Wall etc. Act 1996 may require you to serve notice on them first.
  • Get three written quotes on the same set of drawings, so you can compare like with like.
  • Agree stage payments. Pay as each stage is finished, not a large sum up front, and agree in writing how changes and extras will be priced.
  • Look for a trade body. The FMB and TrustMark both vet their members and have complaints procedures. Check membership on their websites rather than relying on a logo.
